Design of a preventive maintenance plan to optimize the availability of the steam generator at Agronegocios García company

The operational continuity of thermal systems in industrial processes depends on proper technical maintenance management. At Agronegocios García, located in Quevedo, the steam generator, a 10 HP fire-tube boiler, plays a key role in the thermal conditioning of the tobacco fermentation room, operating under demanding environmental conditions. The objective of this study was to design a preventive maintenance plan to optimize the operational availability of the equipment, applying Failure Modes and Effects Analysis (FMEA) based on severity, occurrence, and detectability criteria. Seven critical failure modes were identified through technical diagnosis and operational documentation review, including internal scaling, safety valve obstruction, and external corrosion. Based on the calculation of the Risk Priority Number (RPN), preventive actions were prioritized such as scheduled purging, alignment adjustments, thermal insulation, and control of water physicochemical parameters. The proposed plan projects a technical availability of 98.9%, highlighting the importance of a systematic preventive approach to reduce operational risks, avoid unplanned shutdowns, and ensure process quality. Furthermore, this study establishes the foundation for future implementation of predictive maintenance strategies through basic sensorization, offering a replicable methodology for industrial environments where medium-capacity thermal equipment is critical under continuous operating conditions.
